House buying wobbles...

Hi there ladies

As you know I am about to move house, valuation survey was ok brought up some damn , now rectified.

Gosh I forgot to have  a full survey though and I want one at 325.00....finances ok to do it etc.....but now I have to get it sorted before I sign contracts....

OOOOOer feeling stressed

ALWAYS have a full independent survey  ;)

You will have wobbles the closer you get to the 14th, but once you get that key  :bounce:

Yeah I agree. The finical man must have asked me back in Nov ...11th he said which was just after J's inquest ...just hope it is ok and goes well. I need to be in by 14th or 21st Feb xx

These things usually sort themselves out, presumably the other Survey was for the mortgage company?

Yeah previous survey was for Mort company ...but I wanted  a full survey too , just to be sure...

Thanks, the house is 3 bed but due to attic conversion...they did it without planning permission though, reinforcing floors etc....so have to wait and see.

Attic conversations have to have Building Regs approval.  There has to be a proper staircase as well as fire exit.  No doubt the Surveyor will make his point.  If it is being sold as a 3 bed and if the Mortgate Survey hasn't shown any problems then it iw probably OK  ;)

We have a loft room that we had put in but could only sell our house as a three bed and not a four.
You can apply for retrospective planning permission. We have building warrants for windows, floor and electrics.
I worked for an estate agents and so many people stick kids up a ladder in a loft room....me included and they love it. If the people who are selling are sensible they would have sold as **** so many bedrooms and a floored and lined loft. Everyone knows what it's for but no one acknowledges it.
We were reported by a neighbour and when the man from the council came to inspect....we showed him the building warrants and then told him to....go away...  ::). Our house, it's safe and conforms to the lot, the only thing we don't have is a staircase.

Hope it all works out for you and all is well with the survey. One of my cousins is a surveyor. He has always told me to take the age of the house into consideration before paying for a full survey....newer....around thirty years....houses do not need that kind of money spent.

Mrs J - Perhaps you could get a reduction in price given that they didn't get planning permission?
