We have a loft room that we had put in but could only sell our house as a three bed and not a four.
You can apply for retrospective planning permission. We have building warrants for windows, floor and electrics.
I worked for an estate agents and so many people stick kids up a ladder in a loft room....me included and they love it. If the people who are selling are sensible they would have sold as **** so many bedrooms and a floored and lined loft. Everyone knows what it's for but no one acknowledges it.
We were reported by a neighbour and when the man from the council came to inspect....we showed him the building warrants and then told him to....go away...

. Our house, it's safe and conforms to the lot, the only thing we don't have is a staircase.
Hope it all works out for you and all is well with the survey. One of my cousins is a surveyor. He has always told me to take the age of the house into consideration before paying for a full survey....newer....around thirty years....houses do not need that kind of money spent.
